Moving In

If you plan to move into housing in Beppu, please follow the steps below:

  • 1. Visit a real estate agency.
    If you wish to apply for APU-recommended housing, please refer to Creotech
  • 2. Choose a property
    Some apartments do not allow roommates, so be sure to check all housing rules
  • 3.Schedule an apartment tour
  • 4.Submit your application
  • 5.Sign the lease agreement
  • 6.Pay the contract fees
  • 7.Move in

Important Notes When Moving In

  • In Japan, it’s common for apartment contracts to require a Japanese guarantor. However, if you use a guarantor company when signing your lease through a real estate agency, you may avoid the need for a personal guarantor.
  • When you move in, carefully check the condition of the furniture, flooring, and walls for any damage or defects. If you notice anything, report it immediately to the landlord or real estate agency. If you leave it unreported, you may be held responsible for repair costs when you move out.
  • Be sure to pay your monthly rent and utility bills (electricity, water, gas) on time.
  • Only individuals listed in the lease agreement are allowed to live in the apartment. If there is any change in residents, even just one person, you must notify the real estate agency.
  • Please refrain from shouting, loud parties, or otherwise disruptive behavior late at night. Such behavior may result in disciplinary action from APU.

Moving Out

When moving out of your apartment, please follow the steps below:

  • 1.Submit a move-out notice to your landlord or real estate agency
  • 2.Cancel utilities such as electricity, gas, water, internet, etc., and settle all outstanding charges
  • 3.Schedule a move-out inspection
  • 4.Settle the security deposit
  • 5.Move out

Important Notes When Moving Out

  • Most apartments require tenants to submit a move-out notice at least one month in advance. If you submit the notice late, you may be charged additional rent so be sure to plan ahead.
  • Do not leave behind any personal belongings or furniture. Remove everything except items that came with the apartment. If you leave anything behind, you may be charged for disposal.
  • If there is significant damage or staining in the room, you may be charged extra for repairs.
  • Cleaning and repair costs will be deducted from your security deposit. If there’s any remaining balance, it will be refunded. If your apartment doesn’t require a deposit at move-in, you’ll be responsible for covering all cleaning and repair costs.

All international students are automatically enrolled in the insurance plan as part of the admission process. This insurance provides coverage for liability accidents in daily life.
About two months after enrollment, you will receive a “Subscriber Certificate” by mail. The certificate must be presented when signing an apartment lease, so please keep it safe.
The insurance coverage period matches the standard period of enrollment. If your graduation is delayed, you must renew the insurance before it expires.
